Understand the estimate

Stamp duty is commonly called transfer duty or conveyance duty. Government calculations and official fees are kept separate from editable Gifted estimates, so the result stays transparent.

How is stamp duty calculated?

Each state and territory sets its own rates, thresholds, rounding rules and relief schemes. Your transaction date selects the verified rule period used here.

What happens if I am a first-home buyer?

Some jurisdictions provide relief for qualifying buyers, property types and values. Gifted shows the standard duty, estimated relief and resulting duty after the relevant questions are answered. The revenue authority determines final eligibility.

What government costs are included?

Where a current official fee rule is verified, purchaser-side transfer and mortgage registration fees are shown as OFFICIAL FEES. NT registration fees remain NOT INCLUDED until a defensible current rule is available.

Why are some costs estimates?

Conveyancing, inspections and other private costs vary by property and provider, so Gifted provides editable GIFTED ESTIMATES. After you change one, it is shown as YOUR ESTIMATE.

Why are lender fees not included?

Fees vary by lender and product. Gifted is lender-neutral, so you can add YOUR ESTIMATE when you know the likely amount.

Why might my final costs differ?

Rules, property details, provider quotes and settlement requirements can change. Confirm the final amount with the relevant authority and your conveyancer or solicitor.
